A smooth arrival starts before the journey. We arrange the key handover, welcome your guests and explain how things work in the house. During their stay, they can come to us with practical questions.
A delivery to receive, an engineer who needs access or something in the house that needs attention. We take a look, discuss what’s needed and keep you in the loop. When necessary, we can involve local tradespeople.
Furnishing a new home while you’re abroad? Chris has a background in removals. We receive orders, collect furniture, put it in place, assemble it and arrange the cupboards. Cleaning and fresh linen complete the setup. Afterwards, we can take care of keyholding, guest arrivals and ongoing property care. From an empty home to ready for your first stay or rental.

We’re a Dutch family who found a new home on the Costa Blanca. We live in Villamartín, close to San Miguel de Salinas. Our children go to school here, and this is where our everyday life happens.
Viana Services is mainly the two of us. Samantha stays in touch with owners and guests and looks after the planning. Chris is hands-on, helping with arrivals, homes and furnishings. We also work with cleaning support.
We like to keep things personal and local. Familiar people who know your home and can pop over to check on things. That’s why we focus on San Miguel de Salinas, Villamartín and La Zenia.

Ask us a questionWe store your keys securely and manage handovers to guests, cleaners and maintenance staff. We can also check your property by arrangement and help with practical matters. We agree in advance on the support you need.
First, we get to know each other and discuss your needs. You then give us a set of keys. We record our arrangements and agree who can access the property, when checks take place and how guest handovers will work.
We contact you straight away. If needed, we arrange replacement keys or a new lock. We discuss the costs and next steps with you. If your keys require a special code or security card, please give us this when we start.
We handle your keys with care. We recommend checking whether your home insurance covers your keys and locks. Please discuss the cover with your insurer.
Yes, we can arrange extra keys through a local locksmith. Some locks require a special code or security card, so please provide this if needed. We discuss the cost with you first.
We get in touch before arrival and provide clear instructions. By arrangement, we welcome your guests in person, hand over the keys and explain how everything works in the home.
Yes. By prior arrangement, we also provide help outside office hours for key emergencies, such as a guest being locked out. Additional charges may apply. We agree availability and conditions with you at the start.
Yes, we can handle cleaning, washing the linen and making the beds. We agree what each home needs, so everything is ready for the next arrival.

Owners of a home in Spain who live elsewhere or would like help with the day-to-day care of their property. You don’t have to rent out your home to use keyholding or property checks.
It depends on your home and the support you need, so prices are available on request. We discuss your wishes first, then agree clearly on the work and costs.
